Wisconsin Appraiser Pre-license Education
The state of Wisconsin offers three types of appraiser licenses: Licensed, Certified Residential and Certified General. Each has specific education, experience and exam requirements.
To obtain a Wisconsin appraiser license, the Wisconsin Department of Safety and Professional Services (DSPS) requires 150 hours of approved pre-license education, including 15 hours of USPAP, passing the state exam, and accumulating 1,000 hours of experience.
Wisconsin Appraiser License Requirements
The following are the types of licenses for appraisers.
Licensed Appraiser
Can appraise complex one- to four-family residential property having a transaction value of not more than $400,000, non-complex one- to four-family residential property having a transaction value of not more than $1 million, and commercial real estate having a transaction value of not more than $500,000.
- Complete 150 hours of approved pre-license education, including 15 hours of USPAP.
- Pass a state-administered exam.
- Accumulate 1,000 hours of experience in no less than six months.
- No degree required.

Certified Residential Appraiser
Can appraise one to four residential units of any value or complexity. This classification does not include the appraisal of subdivisions.
- Complete 200 hours of approved pre-license education, including:
- 15 hours of USPAP.
- 15 hours of statistics.
- 15 hours of advanced case studies.
- 20 hours of electives.
- Pass a state-administered exam.
- Accumulate 1,500 hours of experience in no less than 12 months.

Certified General Appraiser
Can appraise all types of property at any value.
Complete 300 hours of approved pre-license education, including:
- 15 hours of USPAP.
- 15 hours of statistics.
- 30 hours of General Market Analysis.
- 30 hours of General Sales Comparison.
- 30 hours of General Site Valuation and Cost.
- 60 hours of General Income.
- 30 hours of General Report Writing and Case Studies.
- 30 hours of electives.
- Pass a state-administered exam.
- Accumulate 3,000 hours in no less than 18 months - of which 1,500 hours must be in non-residential appraiser work.
- Hold a bachelor's degree or higher in any field.

Appraiser license renewal and continuing education
All appraiser licenses expire every two years and must be renewed by December 14 of odd-numbered years. All certified and licensed appraisers are required to complete 28 hours of CE each biennial period, which must include a 7-hour USPAP Update course. Appraisers may not receive credit for completion of the same CE course offering within a continuing education cycle.
