2025-26 Real Estate CE Curriculum
Eligibility for Wisconsin real estate license renewal requires Wisconsin real estate licensees to complete 18 Wisconsin-approved continuing education (CE) courses, each worth 1 credit hour every two years. Licenses must be renewed by December 14, 2026,
to remain active. The Department of Safety and Professional Services (DSPS) typically begins renewal in the last two months of the biennium.
For the 2025-26 biennium, the required credits include the completion of 18 one-hour course topics, comprised of 12 mandatory courses and six elective courses. See below for the course topics and descriptions.

Course descriptions
Course 1: Buyer Agency In Wisconsin*
This course reviews the concept of buyer agency as well as the advantages of buyer agency in Wisconsin. Course 1 further reminds licensees about the various provisions of the WB-36 Buyer Agency Agreement.
Course 2: Contract Drafting in Wisconsin
This course provides an overview of the importance of dates and deadlines and helps licensees identify the parties to the contract. Furthermore, this course discusses the unauthorized practice of law, the limitations of brokerage services, and the purpose of addenda and how to use addenda.
Course 3: When the Wisconsin Transaction Does Not Close*
This course reviews issues that occur when a real estate transaction fails to close. Specifically, Course 3 explores when sellers are required to amend the real estate condition report and the fate of the earnest money when a transaction does not close. Additionally, this course reviews the default provisions in the WB offers to purchase.
Course 4: Department of Safety and Professional Services Discipline Roundup*
This course explores real-world cautionary tales, highlighting missteps to avoid and best practices for staying in good standing with the DSPS. This course outlines the discipline process for violations of license law and the REALTOR® Code of Ethics and further offers case studies of actual disciplinary actions against Wisconsin licensees for violations of license law and the REALTOR® Code of Ethics. Additionally, Course 4 outlines the Preamble to the REALTOR® Code of Ethics for more ideas about how to enhance professionalism.
Course 5: Wisconsin Legislative Updates
This course updates licensees about recent legislative actions in the state Capitol and their impact on real estate. This course provides an overview of changes to various state statutes and administrative code provisions promulgated by state agencies that affect the world of real estate. Course 5 also reviews changes to the WB real estate contractual forms.
Course 6: Wisconsin Case Law Related to Real Estate
This course updates licensees about important court cases in recent years, including cases related to real estate licensing law, land use, and other matters that relate to real estate.
Course 7: Inspection and Testing in the Wisconsin Offers to Purchase*
This course educates licensees about the function of the inspection contingency in the offers to purchase as well as the rights and obligations of the parties under the inspection contingency. Furthermore, this course reviews who is entitled to an inspection report as well as the role of notices and amendments relating to inspections.
Course 8: Antitrust for Wisconsin Licensees*
This course reviews the Sherman Antitrust Act and how it applies to the practice of real estate. This course also examines mechanisms for enforcement of antitrust violations and helps licensees identify the implications of and potential risk exposure for antitrust violations.
Course 9: Fair Housing I for Wisconsin Licensees — State Law**
This course provides an overview of the history of fair housing in Wisconsin. Course 9 outlines the fair housing enforcement process in Wisconsin and identifies best practices in marketing property to avoid fair housing violations.
Course 10: Fair Housing II for Wisconsin Licensees — Federal Law**
This course provides a brief history of federal fair housing law. In addition, Course 10 explores the law surrounding reasonable accommodations and discusses federal fair housing enforcement actions and how enforcement can influence real estate best practices.
Course 11: Advertising for Wisconsin Licensees*
This course instructs licensees about important advertising rules in Wisconsin. Mistakes in advertising are a common cause for complaints about licensees, so learning the rules is the best way to avoid such complaints. Furthermore, Course 11 educates licensees about including a firm’s name in advertising, when to attribute information to sources, and when the firm has authority to advertise.
Course 12: Financing and Appraisal in the Wisconsin Offer to Purchase
This course explains the role of the loan commitment in the financing commitment contingency and how an offer not contingent on financing can influence the transaction. In this course, licensees review the appraisal contingency as well as its function in the transaction and learn how to identify potential risk exposure for mortgage fraud.
Elective 1: Disclosure for Wisconsin Licensees
This elective takes licensees on the somewhat murky journey of deciding who needs to disclose what to whom, when and how. It is not always easy to decide whether something needs to be disclosed, so this elective offers several scenarios for licensees to examine to help evaluate future disclosure conundrums.
Elective 2: Seller Impersonation Fraud
This elective reviews real-life cases of seller impersonation fraud and equips licensees with warning signs for seller impersonation fraud. With the increase of seller impersonation fraud occurring in real estate, Elective 2 helps licensees to navigate these situations and adopt ways to reduce the risks of seller impersonation fraud.
Elective 3: Personal Transactions for Wisconsin Licensees
This elective educates licensees about what to do when considering engaging in a personal transaction, including helping licensees understand disclosure duties for personal transactions and allowing licensees to identify their role in a personal transaction. This elective also discusses compensation in personal transactions.
Elective 4: Incentives in Wisconsin Real Estate Transactions
This elective covers party incentives in a transaction and how incentives may advertise and offer incentives to buyers and sellers. Elective 4 explores how to properly document incentives and how to avoid illegal lotteries.
Elective 5: Commissions and Dispute Resolution in the Wisconsin Listing Contracts
This elective reviews the Commission section of the Wisconsin listing contracts and further explores the Dispute Resolution section of the listing contracts as well as the dispute resolution process. This elective provides instruction regarding seller concessions and how to document seller concessions in the listing contracts.
Elective 6: Personal Property and Fixtures in Wisconsin Transactions
This elective provides an overview of documenting personal property and fixtures in the Wisconsin listing contracts and offers to purchase. Understanding personal property and fixtures and how they fit into the transaction can be complex, so this elective examines the differences between marketing personal property and including personal property in the offers to purchase. Lastly, this elective reviews how to avoid disputes at closing related to personal property and fixtures.
