This course discusses issues arising out of the licensee’s creation of agency relationships and delivery of brokerage services to clients and customers when acting as a listing broker or a buyer’s agent/tenant’s representative for a party. This course is also approved for Appraiser and Assessor Continuing Education.  DVD  VHS  Self Study Book  On Demand   CE2 - Issues Related To Use of Approv Form-Conveyance Docs 2005-06 Issues Relating To Use of Approved Forms Contract Law and Real Estate Practice • Conveyance Documents. This course discusses issues arising out of the licensee’s negotiation and drafting of conveyance agreements. Issues Related to Interaction with Other Real Estate Service Providers: Attorneys, Title Companies, Mortgage Originators, Home Inspectors, Appraisers, Etc. Mortgage Fraud vs. Creative financing, predatory lending, one stop shopping • Broker/Mortgage Banking Conflicts, closing funding issues, appraisal practice issues, working with legal counsel, home inspector standards of practice, title insurance issues • addressing title issues during negotiations and closing, surveyor practice issues and property casualty insurance issues. This course is also approved for Appraiser and Assessor Continuing Education.  On Demand   CE4B - Agency Law Revisions-Bringing The Law To Practice 2005-06 Please note: You only need to choose 1 study option from CE4A OR CE4B; not one option from each. From time to time the average licensee and consumer struggle to make sense of agency law and how it affects our transactions. The 2006 agency law revisions help to clarify and update Wisconsin's agency law, creating a more transaction-oriented and understandable law. The best news is that the law will require very few practice changes! The primary changes in the law include a plain English agency disclosure, more flexible timing for agency disclosure, the adoption of designated agency, mandatory consumer disclosures to be provided by brokers entering into limited services listings, clarification of sub-agency relationships and an explanation of brokerage relationships prior to entering into agency relationships. This continuing education model will provide a nuts and bolts explanation of the law and its impact on practitioners.
