Individual User Exam Version - Continuing Ed Start Online Individual User Exam Purchase Course(s): To display course description and available study options check the CE course(s) below. All licensees must complete courses one through four and choose two electives. Please call the WRA at 1-800-279-1972 if you need to reorder a course.   Course 1 - Listing Contracts 2009-2010 Begins by reviewing §240.10 requirements for a valid agency agreement. The outline focuses on issues surrounding the WB-1 Residential Listing Contract such as: exclusions, incentives, extension, and termination of the listing. This course includes a broad discussion of cooperation, access to the property, offer presentation, the Real Estate Condition Report (RECR), property inspection by licensees, and open houses and individual showings. In addition, Course 1 tackles agency relationships, client vs. customer, proper agency disclosure, use of the WB-42 Amendment and incorporating the listing questionnaire.  On Demand  Self Study Book  DVD   Course 2 - Offer to Purchase 2009-2010 (DVD and Self-Study Available 11/24 and 12/9) This program includes drafting enforceable contingencies and common drafting errors of the WB-11 Residential Offer to Purchase. The course focuses on the financing contingency, continued marketing ("bump") clause and secondary offers. Additionally the course covers offer provisions such as, tax proration formulas, inclusions/exclusions, acceptance vs. binding acceptance, delivery, and earnest money disbursement. Course 2 provides an in-depth discussion of the inspection contingency, use of WB-40 Amendment and WB-41 Notice, and the role of the home inspector. Also addresses other forms used in daily practice: WB-44 Counter-Offer, WB-45 Cancellation Agreement and Mutual Release, and WB-46 Multiple Counter-Proposal.  On Demand   Course 3 - New Developments 2009-2010 Course 3 addresses new developments in real estate practice, including recent case law and legislative updates. This course incorporates the issue of technology such as e-mail delivery and the role of the e-commerce law. Course 3 includes a comprehensive discussion of the increasingly relevant topic of short sales and foreclosures. It also covers the impact of the use value assessment and land use issues including restrictions, easements, zoning, pier regulation, floodplain and FEMA remapping.  On Demand  Self Study Book  DVD   Course 4 - Buyer Agency Agreements 2009-2010 Includes a discussion of pre-agency, client vs. customer, role of selling agent vs. buyer's agent, Wis. Stat. §240.10 requirements for a valid agency agreement, and disclosing buyer agency status. Course 4 focuses on the WB-36 Buyer Agency/Tenant Representation Agreement, including: modifying agency authorization, excluded properties, compensation/incentives, procuring cause, agency relationships, proper agency disclosure, and termination of the agreement. This course covers the agreement term, extending the term and use of WB-47 Amendment to Buyer Agency Agreement.  On Demand  Self Study Book  DVD   Elective A - Risk Reduction 2009-2010 This elective uncovers advertising administrative rules, the role of the Department of Regulation and Licensing, common closing issues and forms of ownership such as; corporations, limited liability companies, tenants in common, joint tenants, and marital property vs. survivorship marital property. Elective A includes required licensee disclosures as well as information licensees are not obligated to disclose. Additionally, Elective A addresses how to avoid liability regarding referral fees, fee splitting, affiliated business relationships, licensee self-dealing, independent practice and insurance.  On Demand  Self Study Book  DVD   Elective B - 1031 Exchanges and Exchange Opportunities This elective uncovers a multitude of questions surrounding 1031 exchanges, deferred exchanges and use of the WB-35 Simultaneous Exchange Agreement. The discussion begins with a basic review of the process, qualification of properties and tax principles. This course includes two separate discussions of both 1031 Simultaneous like-kind exchanges and deferred exchange or the better known, Starker exchange. Lastly, the course includes an in-depth review of the WB-35 Simultaneous Exchange Agreement.  On Demand   Elective C - Condominiums 2009-2010 Introduces basic concepts of condominiums and contains a discussion of condominium ownership. Elective C focuses on the revised WB-4 Condominium Listing Contract including the timelines for delivery, rescission, and missing condominium disclosure documents. This course addresses other concerns such as; licensees as recipient for delivery of the documents, reserve accounts, and the Addendum to Real Estate Condition Report. This course includes an overview of the WB-14 Condominium Offer to Purchase and general concerns with pre-construction, new construction, and existing condominiums. Also addressed are types of condominiums in today's real estate market; for example, hotel/condominiums, free standing condominium units, and parking spaces.  On Demand  Self Study Book  DVD   Elective D - Landlord Tenant & Property Management 2009-2010 This course will focus on the basics of rental relationships, the regulations set forth by the Department of Agriculture, Trade and Consumer Protection and Wis. Stat. Chapter 704 landlord tenant law such as security deposits, eviction timelines and providing notices. Elective D discusses the disclosure documents required by licensees as well as those to fulfill environmental disclosures. In addition, this program will cover a variety of concerns relating to fair housing – from tenant screening to service animals.  On Demand   Elective E - Financing the Sale 2009-2010 Elective E provides a brief history of the lending industry including the sub-prime market and predatory lending. This course offers a review of the various loan programs such as: conventional, FHA, VA and state loan programs WHEDA and Wisconsin VA. Elective E also includes a discussion of recent and pending legislation affecting today’s lending world. In addition this program includes how to aid a buyer to better understand the loan application process and how to address a property that does not achieve its appraised value for financing.  On Demand   Elective F - Broker Supervision 2009-2010 Elective F is a course for those that run an office, have opened an office, or want a better understanding of their broker’s day-to-day responsibilities. The course begins by addressing entity licensing requirements, business set up and operation, employees vs. independent contractors, personal assistants and worker’s compensation. In addition, this course includes the broker’s supervision duties including reasonable review, confirmation of employee’s current and proper licensure, the use of forms and advertising. Elective delves into office management such as the delegation of responsibilities, supervision of teams, what to do when an employee leaves to go to another company, personal offers by agents, the basics of office policy manuals. Lastly, this course addresses the important issues of trust accounts and record retention.  On Demand Upon receiving and processing your registration for these courses the WRA will ship you the necessary course materials and course access information.

Firm/Multi Exam Version - Continuing Ed The multi user version of DVD CE courses are available only to REALTOR® member firms. Firms can purchase a minimum of 10 online exams for use by REALTOR® members to complete their CE requirements. Packages of 10 to 39 exams receive one video set; packages of 40 or more exams receive two video sets. Additional video sets are $60 each (see program rules).
